This site on Barking Road in Plaistow was occupied by a vehicle services garage for more than 25 years before falling vacant. A new use was envisaged, consisting of eight high-quality new-build homes to address urgent local housing need.
The site is notable for being at the intersection of three distinct urban geometries formed by adjacent roads and buildings, resulting in a complex site boundary with numerous edge conditions. The geometry has been resolved by inserting two distinct elements:
- The Front Building – a three-storey building with pitched roof to fill the gap in the street elevation and complete the residential terrace on Barking Road. A rear annex contains two apartments entered from the shared courtyard.
- The Courtyard Houses – three generous family homes around a shared south-facing landscaped courtyard. The houses have been carefully sculpted to minimise the impact on the adjacent properties and to allow for roof lights to serve the ground floor spaces.
